Signs your roof needs attention

Small problems like a slipped tile, a blocked gutter or a damaged flashing can let water in. Look out for these signs, outside and in:

Missing or slipped tiles

Broken, uneven or missing tiles and slates, or displaced ridge tiles.

Debris on the ground

Pieces of mortar, tile or slate in the garden or gutters.

Overflowing gutters

Water spilling over during rain, or damp staining on outside walls.

Loose flashings

Lead lifting or slipping around chimneys, walls or dormers.

Damp ceilings

Brown marks or damp patches on ceilings and upstairs walls.

Drips or musty smells

Drips after rain, bubbling plaster or a persistent musty smell.

A dip in the roofline

A new sag or change in the roof’s shape.

Not every damp loft is a leak

Condensation from poor ventilation can look just like a leak. We find the real cause before any repair is carried out.

How often should a roof be checked?

Check your roof from the ground twice a year, ideally in spring and autumn, and after severe storms. Clear gutters more often if trees overhang the property.

Book a professional inspection if you spot defects, recurring damp or a change in the roof’s shape. Please don’t climb onto the roof yourself. Coverings can be fragile and are best inspected with proper access equipment.

Period properties

Older roofs benefit from particular care, with repairs made using materials and methods that suit the original roof, keeping as much sound original material as possible.

How we carry out roof repairs

  1. Stage 1

    Inspection

We inspect the roof using safe access and find the real source of the problem, whether it’s a leak, condensation or something else.

  2. Stage 2

    Clear explanation

We explain what we’ve found in plain terms, with photos where helpful, and give you a clear written quote.

  3. Stage 3

    Making safe

Where water is getting in, we make the roof watertight as quickly as possible.

  4. Stage 4

    Repair

Slipped tiles are refixed, loose ridges re-bedded, and flashings, valleys and gutters repaired using matching materials.

  5. Stage 5

    Checks

We check the surrounding roof for other defects, so you know about anything that needs attention later.

  6. Stage 6

    Tidy up

Debris is cleared from the roof, gutters and ground, and the site is left clean.

  • Lower repair bills Catching problems early avoids expensive structural repairs.
  • Protects your home Keeps insulation, ceilings and internal finishes dry.
  • Keeps original materials Prompt repairs help retain sound original slates and tiles.
  • Delays replacement A well-maintained roof lasts longer before it needs renewing.

Roof Repairs & Maintenance questions

How quickly can you repair a leaking roof?

Call us on 0800 122 3622. We’ll arrange an inspection as quickly as possible and make the roof watertight while the full repair is arranged.

Is my loft damp because the roof is leaking?

Not always. Condensation from poor ventilation or moisture from the rooms below can look very similar. We’ll find the real cause first.

Should I repair or replace my roof?

Most roofs can be repaired if the problems are localised. If failures are widespread, replacement is often better value. We’ll give you an honest recommendation.

How often should my roof be checked?

From the ground twice a year, in spring and autumn, and after severe storms, with a professional inspection if you spot any problems.
