When do fascias, soffits and gutters need replacing?

Your roofline protects the roof edge and carries rainwater away from your walls. Signs it needs attention:

Rotten or soft boards

Fascia or soffit timber that is soft, rotten, cracked or loose.

Peeling paint

Flaking paint and damp around the roof edge, often hiding decay.

Leaking gutters

Gutters that drip, sag, split or have failed joints.

Overflowing gutters

Water spilling over even after the gutters have been cleaned.

Standing water

Water sitting in gutters that don’t fall properly to the outlets.

Loose brackets

Gutters or downpipes pulling away from the wall.

Damp or stained walls

Overflowing water soaking brickwork and pointing below the roof.

Old isn’t the same as failed

Sound timber doesn’t need replacing just because it’s old. We’ll tell you whether cleaning, a local repair or full replacement is the right answer.

Looking after your roofline

Even new roofline needs periodic inspection, and gutters need clearing to keep them working. Blocked gutters are one of the most common causes of damp walls.

Materials to suit the building

Timber fascias and traditional cast iron or aluminium guttering can suit period properties, while uPVC is a practical, low-maintenance choice for many homes. We’ll recommend materials and profiles to match your property.

How we replace fascias, soffits and gutters

  1. Stage 1

    Inspecting the roofline

We check the boards, guttering, rafter ends and roof edge for decay, leaks and ventilation problems.

  2. Stage 2

    Removing old materials

Old gutters, downpipes and any boards needing replacement are carefully taken down.

  3. Stage 3

    Repairing hidden damage

Decayed rafter ends and roof-edge timber are repaired first. We never cover rotten boards with new plastic.

  4. Stage 4

    New fascias and soffits

Replacement boards are fixed securely, with ventilation built in where the roof needs it.

  5. Stage 5

    Gutters and downpipes

Correctly sized guttering is fitted with the right falls, brackets and outlets to carry water to the drains.

  6. Stage 6

    Testing and checking

We test the water flow, check every joint and make sure the roof edge drains cleanly into the gutters.

What fascias, soffits and gutters do

Each part of the roofline has its own job in protecting your home.

ComponentWhat it does
Fascia boardsRun along the lower edge of the roof, support the guttering and finish the ends of the rafters
SoffitsCover the underside of the roof overhang and, where designed to, ventilate the roof space
GuttersCollect rainwater from the roof
DownpipesCarry rainwater safely down to the drainage system

The benefits of a new roofline

A sound roofline keeps water off your walls and out of your roof.

  • Better rainwater management Stops leaks and overflows damaging walls and the roofline.
  • Protects roof timbers Sound boards and good drainage keep rafter ends dry.
  • Better ventilation Correctly specified soffit vents help control condensation in the roof space.
  • Less maintenance uPVC boards need an occasional clean rather than regular painting.
  • Hidden damage found Removing old boards lets us find and fix problems at the roof edge.

Fascias, Soffits & Guttering questions

Do fascias and soffits need replacing at the same time as the gutters?

Not always, but it often makes sense, as the gutters fix to the fascias. Doing them together, or alongside a re-roof, saves on scaffolding.

Can you fit new uPVC over my old fascias?

Only over sound timber. Capping over rotten boards hides the problem and lets it get worse, so we repair or replace decayed timber first.

Why are my gutters overflowing?

Usually blockages, sagging sections with no fall, or gutters too small for the roof. We’ll find the cause before recommending a fix.

Is uPVC suitable for a period property?

It can be, but timber fascias and cast iron or aluminium guttering often suit period and listed buildings better. We’ll advise on the right look.
