Signs you need a new roof

Repairs only go so far. These signs usually mean it’s time to replace the roof covering:

Repeated leaks

Leaks that keep coming back after repairs.

Widespread slipped tiles

Slates or tiles slipping across the roof, often from failed nails or battens.

Porous or flaking coverings

Tiles or slates that are cracked, flaking or soaking up water.

Sagging roof line

Dips or waves that can point to tired battens or timbers.

Damp in the loft

Damp timbers, staining or daylight showing through.

Failing underlay

Torn or perished felt letting wind-driven rain in.

Heavy moss growth

Moss holding moisture against an ageing covering.

Honest advice

If a repair will do the job, we’ll tell you. A new roof is only recommended when it’s genuinely the better option.

How long does a new roof last?

These are typical figures, not guarantees. A roof’s life depends on the covering, the quality of the battens, membrane and fixings, and how well it’s maintained.

Choosing the right materials

We’ll advise on slate, clay or concrete tiles to suit your building, your budget and any planning or conservation requirements.

Natural slate75–150Years, depending on slate quality and exposure
Clay tiles60–100+Years, depending on tile type and maintenance

Our re-roofing process

  1. Stage 1

    Survey and quote

We inspect the roof, timbers and chimneys and give you a clear written quote and specification.

  2. Stage 2

    Scaffolding and protection

Scaffolding goes up, and the property is protected from the weather while the work is under way.

  3. Stage 3

    Stripping

The old covering, battens and underlay are removed, and any reusable slates or tiles are set aside.

  4. Stage 4

    Membrane and battens

Damaged timbers are repaired, then a breathable membrane and new treated battens are fitted.

  5. Stage 5

    New covering

Slates or tiles are laid and fixed to the correct gauge, with new leadwork, valleys and flashings.

  6. Stage 6

    Ridges and finishing

Ridges, hips and verges are fixed and finished, and the site is cleared and left tidy.

Choosing your roof covering

The right covering depends on the age and style of your property, your budget and any planning rules.

CoveringGood to know
Natural slateVery long-lasting and ideal for period homes, with a higher upfront cost
Clay plain tilesA traditional look with rich colour that weathers well
Interlocking tilesLarger tiles that are quicker to lay and good value on modern homes
Concrete tilesDurable and cost-effective for many modern properties

Some properties need planning or conservation approval to change roof materials. We’ll advise before work starts.

The benefits of a new roof

A new roof protects everything underneath it for decades.

  • Watertight for decades No more chasing leaks on an ageing roof.
  • Fewer repair bills One planned job instead of repeated patch repairs.
  • Better insulation and ventilation Re-roofing is the ideal time to improve both.
  • Adds value A new roof is a real plus when you come to sell.
  • Kerb appeal A clean, uniform roof transforms the look of a property.

New Roofs & Re-Roofing questions

How long does a re-roof take?

Typically one to three weeks for a house, depending on size, complexity and weather. We’ll give you a timescale with your quote.

Do I need planning permission for a new roof?

Usually not for a like-for-like replacement. Listed buildings and conservation areas often need consent, and changing materials may need approval. We can advise.

Can I stay at home during the work?

Yes, in most cases. The roof is protected from the weather while the work is under way.

Can my existing slates or tiles be reused?

Often, yes. Sound slates and tiles can be reused and topped up with matching reclaimed or new ones.
